In 2020 we set an important milestone of developing 1,400 new homes by 2026, and we’re on course to hit this target.
We set this goal because we’re committed to increasing the supply of affordable quality housing. This will help to ease waiting lists and provide more family homes.
Our new-build activity is an important part of our strategy, as it also helps us deliver on meeting the needs of our customers. It means we can offer a range of affordable housing options such as social rent, affordable rent, shared ownership and rent to buy.
Building new homes is just one part of our broader commitment to improving our services and investing in our communities. This year, we're spending £58 million on existing tenants' homes, improving how we handle damp and mould issues, and making empty homes ready faster.
Over the next 12 months we’ll be completing the construction of around 140 new build homes, which will start to become available from this spring.
As part of our development plans, we’ll also acquire over 100 homes from housebuilders to create more affordable living opportunities.
From April, we’ll release 44 family homes at Avenue Street in the Halliwell area. In summer we’ll start to complete on the first 94 new build properties at Inverbeg Drive in Breightmet and this will continue until spring 2026.
Dominic Conway, our Group Director for Development and Growth said:
“Demand for new affordable homes is always very high, and we get hundreds of expressions of interest when new properties become available – another reason why these new-build homes are so vital.
“It’s great to see the new homes in Halliwell and Breightmet taking shape and becoming ready for customers to move into in the months ahead.”
In addition to our new homes in Halliwell and Breightmet, we recently completed the Neighbourhood Moor Lane development in Bolton town centre.
We jointly developed the flagship scheme with Step Places, in partnership with Bolton Council. This project plays a key part in the wider regeneration plans for Bolton, which aim to boost the local economy.
The 214-home Neighbourhood Moor Lane development has revitalised the site of the former bus station and has meant we can provide affordable housing options in the heart of Bolton. 82 of the homes are being managed by us and these include, rent for both general needs and customers over 55, as well as Rent to Buy properties.
We're continuing to manage and develop more new homes in Bolton and across the region to help meet affordable housing needs. We’ll also be acquiring new build properties from national and regional housebuilders in areas including Horwich and Westhoughton.
