Bolton's newest town centre neighbourhood

Bolton's newest town centre neighbourhood

Residents have now moved into the newly built Neighbourhood Moor Lane development, which has revitalised the site of the former bus station. The flagship scheme plays a key part in Bolton Council’s wider regeneration plans to establish a more vibrant and diverse town centre, for residents and visitors. The Moor Lane development not only provides affordable housing options in the heart of Bolton, but the project also aims to boost the local economy in a sustainable way for future generations.

In partnership with Bolton Council, we have jointly developed the neighbourhood with Step Places. There are 214 homes in total and 82 of those are being managed by Bolton at Home. While the other properties will be a mix of private rented and open market sale, the homes under our management include:

  • 27 one and two-bedroom apartments for general needs affordable rent
  •  33 one and two-bedroom apartments aimed at over 55s
  •  22 three-bedroom houses under the Rent to Buy scheme

Features of the homes include roof terraces and private gardens, as well as air source heat pumps which reduce carbon emissions. The apartments have cycle and buggy storage to support active travel. The townhouses have secure resident parking, in a gated courtyard which includes electric vehicle charging points. Alongside sustainable, high-quality homes, the Moor Lane Neighbourhood development also features landscaped public spaces and units for shops. Just across the road, is the recently opened Elizabeth Park. The new green space is part of the town centre regeneration plans and received funding from the Bolton Town’s Fund.

Being located right by the market, shops and public transport links, the development provides ultimate convenience for those who live there. Neighbouring landmarks include the heritage buildings, Bolton Town Hall, The Albert Halls and the iconic Le Mans Crescent and this was a big consideration, during the design process. To ensure the buildings complemented the surrounding environment, the project went through the Royal Institute of British Architects’ (RIBA) Places Matter design panel and consultation with Heritage England.

Dominic Conway, our group Director of Development and Growth, said: “The significant demand we have experienced for these homes, with hundreds of expressions of interest on each property, shows how vital it is for us to provide more quality affordable housing options in accessible and sustainable locations like the town centre.

“The development as a whole provides a vibrant mix of housing options for local people and an exciting new town centre neighbourhood that’s supporting Bolton’s wider regeneration. It’s great to see people beginning to move in.”

Harinder Dhaliwal, Managing Director at Step Places said: “We are delighted to be part of such a transformational scheme in the heart of Bolton Town centre, with so many great aspects to this mixed-use scheme this is true place making, this would not have been possible without our partners at Bolton Council, Bolton at Home and the GMCA.”

Bolton Council Leader, Cllr Nick Peel, said: “Moor Lane is the perfect example of the council’s town centre masterplan in action, an underused brownfield site has been transformed into a vibrant new neighbourhood with a wide choice of housing to suit all needs.

“Moor Lane’s new residents will enjoy even more examples of successful regeneration right on their doorstep, including the newly renovated Central Library, Elizabeth Park, and the upgraded Bolton Market.

“Residents will join their neighbours at Deansgate Gardens, Church Wharf and other developments in providing a ready-made customer base for town centre retail, leisure and hospitality businesses.”

Residents at Moor Lane are settling into their new neighbourhood. Here is what some of them had to say about their new home:
"When I was looking for my new home, I wanted to move to a convenient location and this apartment is perfect.

“Everything I need is on my doorstep, including a lovely park where I walk my dog. It has been great to meet some of my neighbours, it's a central location but there is a real sense of community." Catherine Mulligan

“I'm so pleased with my flat, the view from my place is fantastic. Its central location is brilliant and everything I need is within walking distance.” Christopher France
